After total inspection of the system. It's condensor coil is clean filter is new and system is in tolerance and ready for cooling. I would recommend a UV system and hard start kit.

Tech arrived at a cooling tune-up. Upon inspection, the customer recently replaced the condenser fan motor and duel run capacitor. The contactor was scorched and audibly buzzing. The refrigerant test indicated malfunctioning TXV. The schader core was leaking on the high side. The indoor coil was rusted. The flame sensor was scorched. The blower area was dirty. The blower capacitor was out of tolerance. The customer was informed of recommendations today. Due to age, condition and price of repairs; it is recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. The customer agreed and the meeting is set for next Wednesday the 27th.

On arrival system was running and cooling producing a 17 degree delta. The indoor unit had clear drain lines and a clean blower and coil. The outdoor unit passed all electrical testing. I replaced the hestmstrip contactor under warranty and added a drain treatment strip. When I left the system was running and cooling.

Tech arrived at a membership tune-up. Upon inspection the capacitor was within specs. The contactor was in working condition. The wrong filter was installed. The drain was flowing and bleach was poured. There was buildup in the lines. The blower area was a little dirty. There was minor growth present. The current UV system was not working. The customer was informed of recommendations today. She decided to move forward with upgrading the filter and adding a drain treatment strip to help keep the drain system clean. These items were installed and functional. She will call back in for a duct cleaning. The system was working upon departure.

The heating system is in full tolerance and is young compare to the r22 condensor and coil attached to it. The condensor has 4 psi. I recommend system replacement due to the age and lack of freon.

This system is in tolerance system is partially new. The condensor is younger then the furnace. The system has a hard start kit. And now at this point I added a UV iAQ 200 to improve air quality. This system is ready for cooling.

During inspection I found that in cooling the heat pump was functioning in heat mode, thermostat was calibrated wrong also wired Wrong, fixed Minor electrical repair on indoor Electrical rejuvenate on outdoor system System is low on refrigerant and has a low Delta Explained this to cust and they will call us back when they are ready to get problem fixed System is operating and cooling, but it's not cooling efficiently.

On arrival system was running and heating. The furnace ran with no issues. The outdoor unit was overamping on startnup so I recomended a compressor saver kit. Customer would like to discuss it further at the next cooling tuneup. When I left system was on and heating.

Upstairs bathroom. After arrival I spoke with the homeowner. And she explained to me how the restoration company was able to remove part of the ceiling as well as the wall behind the toilet so I would finally be able to do my diagnosis. And I noticed that the wax ring had flattened out, which was allowing water to flow through, and there was also a clog further on down the line. I ran my camera and came across no issue in the first 15 feet but once I got to about 20 feet I noticed that at the bottom of the vertical drain line it had a clog. I then spent about two hours trying to unplug it due to wipes, hair and old roots from the previous issue. After I finally got it unplugged, I ran my sewer camera all the way down to the clean outs and came across. No issues and then I went down to the clean outs and ran them up towards the home and then all the way to the city and came across note. Issues as well. thank you.

After arrival I noticed that water was coming out of the clean out of the front yard. So I built an estimate for the homeowner and after she agreed I un-clogged the clog and ran my sewer camera. I found roots in the sewer line. So I scheduled a time for me to come out here tomorrow to locate the line and get a proper estimate built for a spot repair as well as a whole sewer line replacement.

On arrival the system was running and heating. The furnace ran with no issues and unit had a clean blower and coil. There was a large amount of biological growth in the supply plenum. I recommended a few options to address this and will follow up mid January. I also recommended a compressor saver kit to help reduce wear and tear on the outdoor units compressor.
