Arrived for eval Had to make another appointment because customer caught me before I left to do the fan motor Installed motor and out door unit is running Relayed information to customer
This system is clogged at the condensor and the air handler. The tD has increased beacuee we removed an clogged filter but freon levels are still low. I would recommend system replacemt.
During inspection verified that system was cooling Spoke to customer about needing a duct cleaning and also that his condenser fan motor was extremely rusted and corroded and was also showing signs of leaking oil and let the customer know what prices would look like for replacing that motor and also getting a duct cleaning Customer wanted to go ahead with both and get both scheduled out for next Saturday 4-27-24 for me and install team to return to get the duct cleaning and motor replacement done at the same time Customer did a down payment of 300 today and will be paying the rest on day of arrival before work is done Set appt for me and install team to return 4-27-24 as first call of the day
For the super tune-up I inspected the air handler and condenser. I'll put those measuring within manufacturer specs and running well. Due to the rain I was unable to gauge up to accurately measure refrigerant levels however based on my Delta I believe everything is in good working order.
Their main electrical panel looked great they had a surge protector all of the connections were tight the outside service looked great the plugs that were tested were all wired correctly gfcis were located in the proper spots
Completed annual maintenance.
For the super tune-up I inspected the furnace and condenser, all equipment was measuring within manufacturer specs and running well. Due to the rain and temperature being under 60° f I was unable to gauge up to measure refrigerant levels. I recommended to the customer and IAQ 200 as well as a compressor saver to lower the amp draw on the compressor and fan as the system ages.
Arrived for Eval Ran some test and figured out it was the thermostat Relayed information to customer and installed new thermostat System not working due to outside motor during on. Relayed information to customer and he’ll talk to his home warranty company about getting it paid for.
Inspection Kitchen sink basket strainer is installed incorrectly not leaking at this moment

Did you recommend a compressor saver due to the unit being at a quarter of its expected lifespan, as well as whole home surge protection to protect that Amana system.

04/15/24 Tyler s- replaced toilet fill valve that was customer supplied, in master bathroom.
04/12/24 Tyler s- waterheater is 13 years old and informed him that it will need to be replaced soon.
During inspection discovered that filter was dirty and that flame sensor had a lot of carbon buildup and was not allowing it to sense the flame Swapped out filter and flame sensor under P&L warranty Tested components and system was working properly
During inspection discovered that downstairs system was not sending a Y signal to the indoor unit and it was not allowing the system to Cool and it was just circulating air Spoke to customer about options to get the downstairs unit up and running and also about all the other problems I had found and they wanted to get their home warranty out first to look at it to see if they can fix it or if they would pay Let customer know to give us a call back if they decided to move forward with us
Arrived for AC replaced filter System functioning fine Biological growth present in the supply plenum due to failed UVV system Homeowner uninterested in recommendations at this time
Master bath shower valve is stiff when turned signs of a bad cartridge Upstairs bath shower valve is also stiff when turned Homes plumbing in good condition with no leaks or breaks at this moment Homes pressure 75 psi Tankless unit on left side of home in back yard Reccomended flushing of tankless
Customer was confused why his thermostat was telling him there was a delay in starting. Advised customer this was a normal occurrence and showed him how navigate the delay henceforth.
I could not find any issues with either system. He reset the the whole system. I change both filters and did a hard restart on them.
