I contacted Comfort Experts on Monday to inspect my furnace, and they were able to schedule a technician the next day! Both the receptionist and the technician were both very thorough and professional. The technician showed me photos of what he found, and explained the ramifications. Tech arrived at a tune-up. The residents were unaware that we were coming. Upon inspection, the capacitor was within specs. The contactor was scorched. The refrigerant and Delta was low. The system was dirty. There was no drain safety. There was an unsealed duct. The flame sensor was scorched. The customer's son was contacted via phonecall. He was informed of recommendations today. Due to age, condition and price of repairs; it was recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. The son agreed and we will give him a call.

Tested all components all measured within ratings and specs. Refrigerant level is normal. Changed filter. Recommend duct cleaning lvl1 and uv light installation for improved quality of air. Follow up set for next Saturday.

Customer states there is a loud vibration coming from the outdoor condenser. The technician checked all amp draws on the compressor and the condenser fan motor. All amp draws are normal. Checked refrigerant levels to find that the system may possibly be low on refrigerant but can not conclude this as it is cold outside and the system has no heat load. Heard a loud vibration coming from inside the wall. Tech believes that the vapor line may be rubbing on a stud or the wall top plate. If line set continues to rub it may lead to a leak in the future. Recommend replacing line set.

01/02/24 Tyler S- tankless waterheater was pulling code 11, meaning somethings wrong with igniter or gas line. Pulled apart heater and found dead moths blocking up line. Cleaned area and now pulls hot water again.

Tech arrived at a tune-up. It was cold. There was a error on the thermostat for outdoor sensor error. This system is not equipped with outdoor sensors. And is not a communicating system. Upon inspection, the capacitor was within specs. The contactor was in working condition. The filter was dirty and replaced. There was a 1inch filter installed. The heating system reached complete ignition. The drain system did not have a drain safety. The customer was informed of recommendations today. He will wait and review the recommendations. He decided to move forward with adding a Home Budget Membership. The system was functioning upon departure.

Amana heat pump with air handler installed in 2018. All electrical connections are tight with no corrosion. Heat strips are pulling proper amperage. Ecm blower motor is acceptable. Mild build up starting on blower wheel. Evaporator coil is clean. Air filter was changed on this visit. 45/5 dual run capacitor is within tolerance. Compressor saver has been installed. Compressor and condenser fan motor are working as they should. Refrigerant levels are in range.

After cleaning and doing the tune up customer complained about allergies. I recommend stepping up from 210 April aire to the 216. We also discussed uv packages. For his home and needs I recommend the iAQ 300. This should in combination handle pollens and germs to a much higher degree. He has also started the new home and budget plan today.

On this system I inspected the heating side. Upon arrival I had home owner turn it on. System did not ignite on 1st try. I would recommend replacing pressure switch ignitor and flame sensor. I would also add a UV light to keep system air clean and fresh. Use 20x25x1 filter. The uv system is 1425.

On arrival system was running and heating producing a 20 degree delta. The indoor unit had a clean blower and coil and the drain lines flowed when flushed. The outdoor unit passed all electrical testing but the compressor was overamping on start up so with the customers permission I installed a compressor saver kit. As I left the system was running and heating.

2012 4 ton HP. Evaporator coil has detected multiple leaks on the alumminum capillary tubing and the underside has an oil streak that detected a leak. Thermal image on the Vapor line indicates low charge, and refrigerant guages showed high superheat. Compressor is amping a little high indicating future issues. No manufacturer warranty. Elderly customer had me call the grandson (lives in the home) and explain my findings. I presented my video evidence of the leaks detected, explained to homeowner and grandson the issues and how the system is losing performance and will continue to get worse as the system gets older. To avoid a near future breakdown, but the homeowner and grandson agree to talk with a CA on 11/28/23 @10am. The original CA will be informed.
