Amana heat pump with air handler installed in 2020. All electrical connections are tight with no corrosion. Ecm blower motor is acceptable. Blower wheel and evaporator coil are clean. Delta T at 19 degrees. Compressor and condenser fan motor are acceptable. Compressor saver has been installed. UV bulb was replaced on this visit. Refrigerant levels are in range.

45 capacitor Saftey float Compressor saver Uv light System is fully functional.

Tech arrived at a service call. Upon inspection the main breaker was tripping. The compressor was disconnected and the fan ran. The compressor was tested and failed the Ohms test and resistance test. The capacitors were out of tolerance. The wire insulation was damaged on the fan motor and was touching bare metal. The contactor was scorched. The indoor system was not accessible today. The customer was informed of recommendations today. Due to age, condition, price of repairs and presence of R22; it is recommended that the customer speak with a Project Manager about upgrading to something more reliable with warranties behind it. Ran HTU on heat pump. All heating components tested good. Found biological growth, no attic tent, no hard start and no surge protection. Recommended repairs for all. Customer will talk with wife about installing hard start.

Water heater repairs, replacing both upper and lower thermostats and heating elements with new anode rode install Clear drain with out removing drain lines

Replaced contactor coil relay inside of the airhandler. Coil shorted out main voltage wiring. Unit is now up and running.

On arrival system was running and heating with no issues. The indoor unit had a clean blower and coil and clear drain lines. The outdoor unit passed all electrical testing. I installed a drain treatment strip and when I left the system was running and heating.

Coils clean. 50/5 dual run capacitor within tolerance. Condenser fan motor sounds compromised (motor bearings). Harsh compressor sound on startup. Electrical connections tightned. Refrigerant: r410a - indoor has a fixed metering device meaning we consider Superheat. Per data tag on unit from manufacturer, my superheat is higher than specifications. Tested all components all measured within ratings and specs. Refrigerant level is normal. Washed and cleaned outdoor unit. Changed filter.

Upon arrival for service system on and cooling poorly. Inspected system. Found refrigerant pressure within proper ranges but off. Cleaned outdoor unit. Refrigerant pressure improved. Found capacitor out of tolerance and causing reduced performance of motors. Replaced capacitor. Refrigerant pressures improved. Left system on and cooling.

Upon arrival for service system on and not cooling. Inspected system and found txv failed closed on system causing restriction on refrigerant line. Recommended speaking with engineer due to age and cost of repairs. Scheduled engineer for Saturday July 22nd 3-5.

Upon arrival the systems drain lines were clogged. I also observed biological growth around the coil. I recommended a uv system to combat this. With the customers permission I installed the uv system and cleared the drain line. As I left I ensured the drain was functioning and the system was turned on and cooling. Upon arrival for service customer states issue is with sink plumbers installed. Informed office to schedule plumber. Talked with customer about upgrading membership to preserve warranties. Customer agreed and wants to upgrade to titanium and wants their UV light replaced. Called office to confirm how to handle invoice. Installed UV bulb and put everything into invoice. Charged $360 for difference between copper and titanium year plan and $331.80 for UV bulb after titanium discount should of applied.

5ton Daikin system heat pump is in excellent shape and cooling like nvr before after tune up wash. I cleaned the air handler box with bleach and cleaned it with a wire brush then installed uv light to keep it clean.
